Should honestly be zero stars. Scheduled an appointment for a tour at 10:30 am today. Arrived 15 mins early. Got out of my car at 10:30....there was a sign on the door that said the building was closed until 11am. I walked back to my car and there's a black lady with a Bluetooth in her eat watching me leave. Disgusted and honestly doesn't look worth the money.

When I first moved here in 2023, it was a great community with a great property manager and a great maintenance team. Once it was bought out, everything went downhill. They don’t want you parking on the streets overnight, but they do not have adequate parking around the neighborhood. They claim that more parking is coming this year, but still do not have a problem towing your car or placing green warning stickers on your window that’s almost impossible to get off. Don’t bother even emailing them with a problem, all you will do is get the runaround. You’re better off finding somewhere else in the area to rent in the area.

If I could leave ZERO stars I would. Go outside today to find a sticker on my car window that I’m parked in the grass and will be towed but I have been all but begging this place to help with the parking situation. I started August of 2024 trying to get the company to enforce the RULES stated in our lease of using your garage and driveway for parking so that the people Covey homes rented to with 3 cars could park in overflow. Obviously have had no luck with that(after many emails, pictures) hence why I started parking in the grass by my house. Went to talk to our office manager today (I guess she is our manager) our previous office manager left Nov 9th 2024 and some random woman starts showing up but has yet to introduce herself as the property manager and it’s February 2025, but she sat in her car and never acknowledged me. You can never get in touch with anyone when you need them. It’s insane to me that they are quick to take 2,064.00 a month from us but will not provide ADEQUATE parking for my 3rd car. If I have to park at the office it’s over a block from my house. I always parked in overflow at the back of the dog park or by the picnic areas until the complex filled up and there is never any overflow parking available once I get home at 6 or 6:30. I guess I’m supposed to continue paying them and park at Walmart and shuttle to my house. I pay extra money to live near the dog park (that is disgusting and dirty all the time)(it’s never cleaned, water fountains have been broken since summer last year) and the amenities and the corn hole boards have been gone 6 months or longer. It’s really frustrating that you have to beg someone to just do their job.

We moved into 4267 Unit C13, and if unlucky 13 ever had a meaning, this place proved it. Covey Homes Sweetwater claims, "When You're Here, You're Home," but if this is what home is supposed to feel like, I’d rather be anywhere else. From day one, the problems started. We moved in during the July heat, and the A/C didn’t work, leaving the place stuck in the high 80s. Maintenance admitted the homes were built quickly, and another unit had the same issue. The A/C wasn’t leveled properly, causing the pan to fill up and shut it off. Less than a year later, in April, the same thing happened again. The maintenance app was useless—our request sat open so long it was marked "suspended," forcing us to submit multiple requests before reaching out directly. By then, water was already leaking onto the attic floor. I had to buy a wet vac and suck the water out myself before hearing back. When they finally responded, their best advice was that I could suck on a garden hose to siphon the water out myself. That was the solution for a home we were paying nearly $1,900 a month for. By April, we were sent a lease renewal that raised the rent to $1,929. Given how things were going, it was an easy decision to leave. Maintenance was a mess. They showed up unannounced, including once while my wife was in the shower, or hours late. I left work early multiple times for scheduled repairs, only for maintenance not to show up. The back door threshold was installed incorrectly, leading to water rushing in during heavy rain—twice. Maintenance said they had weather stripping to fix it but never followed through. Every interior doorknob fell off. Sawdust and screws were left all over the floor and in cabinets when we moved in. Parking was terrible. Garages were too small, overflow was always full, leaving visitors to park on the street. The "car wash" spot was just another parking space.
